Job Description

GENERAL SUMMARY:

Performs maintenance and repair duties including skilled and unskilled construction activities in accordance with departmental and facility policies and procedures. Performs a variety of duties in and around buildings and grounds. Works independently or cooperatively with team members to perform daily work assignments. Assists in leading skilled projects or assignments.

PRINCIPAL JOB FUNCTIONS:

  • Commits to the mission, vision, beliefs and consistently demonstrates our core values.
  • Participates in meetings, committees and lean projects as assigned.
  • Responds to maintenance service requests and repair needs for all buildings assigned.
  • Performs electrical/mechanical, boilers, heating and air conditioning (HVAC) duties.
  • Constructs and repairs structures to meet applicable codes.
  • Assists in troubleshooting, repairing and maintaining computerized controlled systems.
  • Installs and maintains building systems and equipment in accordance with departmental and facility policies, local, state and federal codes.
  • Conducts visual inspections of all building areas to ensure public spaces are well lit, common areas are physically/structurally maintained and coworkers/public safety is ensured; detects malfunctioning equipment before damage occurs.
  • Writes and updates preventative maintenance procedures; utilizes knowledge of building codes, ordinances and other regulatory requirements to accomplish work assignments.
  • Works with departmental personnel to conduct pre-purchase evaluations of equipment and makes suggestions as appropriate; participates on task forces and committees as requested.
  • Attends training classes to expand and maintain proficiency on assigned equipment and systems; advances work knowledge by participating in continuing education, reading periodicals/reference books and seeking ongoing development opportunities.
  • Assists with general grounds work on Medical Center campus and properties that include snow removal, seeding, mowing, trimming, raking, and planting flowers, trees, and shrubs when needed.
  • Assists with sweeping and general cleanup of grounds, trimming of trees and bushes, and mulching of trees and shrub areas when needed.
  • Participates in meetings, committees and lean projects as assigned.
  • Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.
  • Performs other related projects and duties as assigned.

EDUCATION AND EXPERIENCE:

High school diploma or equivalency required. Associates degree from a trade school preferred. Minimum of three (3) years prior experience working with boiler, HVAC, electrical/mechanical experience preferred.

OTHER CREDENTIALS / CERTIFICATIONS:

Valid State of Nebraska driver's license required. Verification and maintenance of responsible driving record per facility standards required.

Successful completion of NFPA 80: Fire Door Inspection within 90 days of hire. Successful completion of XENEX certification within 90 days of hire.

PHYSICAL REQUIREMENTS:

(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)

(DOT) - Characterized as medium work requiring exertion of 20 to 50 pounds of force occasionally, and/or 10 to 25 pounds of force frequently, and/or a greater than negligible up to 10 poounds.
